A historic factory becomes premium housing

In Hradec Králové, we are transforming the site of the former imperial and royal furniture factory from 1860 on Škroupova Street. With a capacity of 20,000 m² of gross floor area, the project sensitively combines industrial heritage with premium housing and greenery, creating a varied mix of 1+kk to 4+kk apartments with an emphasis on the much sought-after 2+kk units. The lower floors will come alive with retail spaces and new services for the neighbourhood.

In terms of layouts, the project focuses primarily on 2+kk apartments, with the more spacious family-sized 3+kk and 4+kk units located on the upper floors. A combination of several materials and large-format windows ensures maximum natural light, almost all apartments have a balcony or loggia, and the top floors offer spacious terraces. All parking is provided underground within the building, with the entrance from Škroupova Street and the exit onto Resslova Street, so it adds no pressure on parking in the surrounding area.

Location

The former factory site lies on Škroupova Street in Hradec Králové. The previously closed courtyard wing will open to the public as a new green inner courtyard with trees and relaxation zones. The underground car park is accessed from Škroupova Street, with the exit onto Resslova Street.
